In capitalizing Clarke American Checks’ newly completed 45,000 SF office/production/warehouse build-to-suit, we identified a private investment group that had the resources to close quickly. Expediting the sale was crucial because Clarke American’s 10-year net lease with options to renew was scheduled to commence shortly. Managed by our property management team, the asset’s location in a tertiary market where comparable properties are traded infrequently spurred us to seek out private versus institutional capital as the most aggressive potential purchaser.
